Overview

The Electrical System of the property is an important component to consider when rehabbing a property. Older properties generally have dated electrical systems that no longer meet current building standards and could pose safety concerns for your new buyers. For this reason, it’s important to be able to identify when you should repair or replace your electrical systems and be able to create an accurate estimate for the work.

How to Estimate Electrical Costs

Electrical Service

The Electrical Service is generally provided by your local electrical utility company.  Electrical Service feeds power to your property, by a service line.  This electrical service line will either be buried underground or will be strung overhead from an electrical utility pole. 

The Electrical Service line feeds your property’s electric utility meter, which is used to track the usage of electricity on the property.  From the meter, the power feeds into your Electrical Service Panel.

The Electrical Service Panel has circuit breakers, which break the service down into circuits which feed individual areas and rooms on the property. 

These circuits distribute power to your outlets, your switches and your light fixtures.

When you are rehabbing your property, your electrical work will be broken down into two stages:

1.      Rough-In

2.      Finish Work

Electrical Rough-In

The Electrical Rough-In  involves the ‘rough’ electrical components such as the electrical panel, electrical circuits, outlets, & switches. The Electrical Rough-in will generally happen once the demolition of the property is completed.

Electrical Finish Work

The Electrical Finish work stage involves the installation of ‘finish’ electrical components such as your light fixtures and cover plates.  The Electrical Finish work will generally happen at the end of the rehab once the drywall has been finished and painted.

Installing New Electrical Service

  • Installing a New Electrical service line may be required if you are upgrading the capacity of your existing electrical service.  Many older homes only have 100AMP service, which is not sufficient for modern day household electronics.  For this reason, you may need to upgrade the service line to a 150 AMP or 200 AMP service.  In doing so the Service Line may need to be replaced.  Talk to your Electrical Contractor to determine if the existing Amperage is sufficient for the property to determine if your service needs to be upgraded.
  • The cost to replace the service line will depend on whether your service line is below ground or above ground. 
  •  If the Service Line is below ground, your Electrical Contractor may be able to re-use the old conduit, but in some cases the service line may be too large.  If your service line is too large for the existing conduit, your Electrical Contractor will have to trench, and lay new Service Line conduit.
  • If the Service Line is overhead, the Service Line installation is much easier.

Installing a New Electrical Panel

If your property has an old electrical panel or an undersized electrical panel, you will likely need to install a new electrical panel for the property. 

Installing New Electrical Circuits (re-wiring house)

Replacing Receptacles

If your property has 2-prong receptacles that likely means that the wiring in the property is not grounded.
